Original builder shingles on homes from that era were often three-tab or entry-level architectural shingles. They do not fail all at once. They fail in a sequence, and knowing where you are in it saves money.
- Pipe boots crack first. The rubber collar around plumbing vents dries out and splits well before the shingles are done. This is the single most common leak we find on Cary homes, and it is an inexpensive fix.
- Granule loss on south and west slopes. Sun exposure strips the protective granules. You will see them in the gutters and at the downspout outlet.
- Nail pops and lifted tabs. Decking movement pushes nails up through the shingle above. Each pop is a small hole.
- Sealant strip failure. Once the factory adhesive strip lets go, tabs lift in wind and rain gets under them.
- Brittleness and cracking. At this point repairs stop holding, because there is nothing sound to bond to.
If you are at stage one or two, you are looking at roof repair. At stage four or five, repairs are throwing good money after bad and it is time for roof replacement.
