Professional Roof Replacement in Raleigh NC | Expert Installation
A roof replacement is one of the larger investments you’ll make in a building, and the difference between a good one and a bad one usually isn’t the shingle. It’s the tear-off, the decking, the underlayment, the flashing, and whether the crew did the detail work correctly at every edge and penetration.
Red Letter Roofing is a team that has been solving roofing problems across Raleigh and the Triangle for years. We replace residential roofs and commercial low-slope systems, we do full tear-offs rather than layovers, and we give you a written, firm price after we’ve actually looked at the roof.

When It’s Time to Replace Your Roof
Not every problem roof needs replacing. Here’s what usually pushes a roof past the point where repairs make financial sense.
Age
Asphalt shingle roofs generally run 20 to 30 years in our climate. Once you’re past 20, repair spending starts going into a roof that’s near the end anyway.
Widespread granule loss
Bare, shiny patches on shingles and heavy granule accumulation in gutters mean the protective surface is gone.
Curling, cupping, or cracked shingles across the roof
Isolated damage is a repair. Damage across multiple slopes is not.
Repeat leaks in different locations
One leak is a repair. Three leaks in three places means the system is failing.

Sagging deck lines
A visible dip in the roof plane usually means moisture has been in the decking or structure for a long time.
Storm damage across a large area
Wind and hail damage that covers a significant percentage of the roof is typically a replacement, and often an insurance claim. See our storm damage restoration page.
Ponding water and failed seams on a flat roof
Standing water 48 hours after rain, plus separating seams, points to a commercial system at the end of its life.
If you’re not sure which category you’re in, get an inspection before you decide. We’ll tell you honestly, and if a repair will get you several more years, we’ll say that.
Roofing Materials Comparison
The right material depends on the building, the slope, how long you plan to own it, and your budget. Here’s how the common options compare.
| Material | Typical Lifespan | Best Use | General Cost Tier |
|---|---|---|---|
| 3-tab asphalt shingle | 15 to 20 years | Budget residential replacements, rental property, steep-slope roofs where lowest up-front cost is the priority | $ |
| Architectural shingle | 25 to 30 years | Most Raleigh-area homes; better wind performance and a dimensional look for a modest step up in price | $$ |
| Metal (standing seam / panel) | 40 to 50+ years | Long-term ownership, custom homes, agricultural and industrial buildings, accent roofs and porches | $$$$ |
| TPO membrane | 20 to 30 years | Commercial low-slope and flat roofs; reflective surface helps with cooling load on warehouses and retail | $$$ |
| EPDM membrane | 20 to 30 years | Commercial flat roofs with heavy rooftop equipment and maintenance traffic; handles temperature swings well | $$$ |
Cost tiers above are relative, not quotes. As a general industry reference, residential asphalt shingle replacement commonly runs in the range of $4.50 to $8.00 per square foot installed, and commercial single-ply systems commonly run in the range of $5.00 to $12.00 per square foot installed. Metal sits well above both. Your actual number depends on the specifics of your building, and we’ll put a firm price in writing after we inspect it.
On shingle work we install and source from CertainTeed and GAF. On low-slope and commercial systems we install and source from Carlisle, Johns Manville, FiberTite, Siplast, Soprema, and Sika Sarnafil. We match the manufacturer and the assembly to the building instead of pushing one product line, and we install to the manufacturer’s published specification so the material and system warranties actually hold up.
What Drives the Cost of a Roof Replacement
Two roofs of the same square footage can price very differently. These are the factors that move the number.
- Roof size and pitch. Steeper roofs take longer and require more safety setup.
- Complexity. Valleys, dormers, chimneys, skylights, and multiple roof planes all add labor and flashing work.
- Tear-off layers. Removing two layers of old shingles costs more than one, in both labor and disposal.
- Decking condition. Rotted or delaminated sheathing has to be replaced. We can’t know how much until the old roof is off, so we quote a per-sheet rate up front and you only pay for what’s actually replaced.
- Material choice. The single biggest variable, as the table above shows.
- Access. Tight lots, limited staging area, and multi-story commercial buildings affect how material gets on and off the roof.
- Ventilation and flashing upgrades. If the existing ventilation is inadequate or flashings are the wrong detail, fixing that is part of doing the job right.
Our Residential Roofing Process
1. Free Inspection and Assessment
We get on your roof and evaluate the covering, flashing, valleys, penetrations, drainage, ventilation, and any interior evidence of leaks. On commercial buildings we walk the full membrane, check every curb and termination, and look at the drainage. You get photos and a plain explanation of the condition.
2. Written Estimate and Material Selection
We deliver a written scope and firm price. You’ll see the system we recommend, the underlayment and flashing details included, the warranty terms, and a per-sheet rate for any decking that turns out to need replacing. We bring material and color samples so you can see the options against your building instead of on a screen.
3. Scheduling and Preparation
Once you approve, we lock in a date and order material. We tell you where the dumpster and material will go, when crews will arrive, and what you need to do beforehand, which is usually just moving vehicles and clearing anything fragile off the walls in the top floor. For commercial buildings we coordinate around your operating hours, tenant access, and deliveries.
4. Tear-Off and Deck Inspection
The old roof comes off completely. We protect landscaping, siding, and windows, and load debris directly into the dumpster instead of leaving it on the ground. With the deck exposed, we inspect the sheathing and replace anything soft, rotted, or delaminated. You get told about it before we do it.
5. Installation
We install the full system to manufacturer specification: underlayment, ice and water barrier in valleys and vulnerable areas, drip edge, new flashing at every penetration and wall intersection, the roofing material itself, and proper ridge or exhaust ventilation. Following the manufacturer’s spec is what keeps the material warranty valid, so we don’t take shortcuts on fastener patterns, seam welds, or termination details.
6. Cleanup and Final Walkthrough
We clear the site, run magnetic sweeps over the driveway, lawn, and parking areas, and haul everything away. Then we walk the finished roof and the property with you, go through the details, and hand over your warranty documentation.
Why Choose Red Letter Roofing for Roof Replacement
Experienced, Local, and Accountable
We’ve replaced roofs on older Raleigh homes with complicated roof lines, newer subdivision houses, warehouses, retail centers, churches, and schools. Commercial low-slope work is the majority of our business, which means the crews working on your project do difficult flashing and detail work every week.
We do full tear-offs
Roofing over existing shingles is faster and cheaper, and it hides deck damage while shortening the life of the new roof. We take the old roof off.
Licensed and insured
General liability and workers’ compensation coverage, with current certificates available before work begins.
Firm written pricing
The price in your estimate is the price, with the only variable being decking replacement, which is quoted per sheet up front so there’s no surprise.
Insurance claim support
If storm damage is behind the replacement, we document conditions thoroughly, provide the scope detail your carrier needs, and can meet the adjuster on site.
Local
We’re at 1316 Bobbitt Drive in Garner, minutes from most of Raleigh. When you need us after the job, we’re still here.
Raleigh Commercial Roofing
We handle both, and they’re genuinely different jobs.
For homeowners, replacement usually means architectural asphalt shingles, new flashing and pipe boots, upgraded ventilation, and a one to two day project. See our residential roofing page for more on what we do for Raleigh homes.
For property managers and building owners, replacement usually means a low-slope membrane or metal system, careful staging around an operating business, and a manufacturer-backed warranty on the completed system. Our commercial roofing page covers TPO, EPDM, modified bitumen, and metal in more detail.
Service Areas
Red Letter Roofing replaces roofs throughout Raleigh, Durham, Chapel Hill, Garner, Cary, Wake Forest, Carrboro, and Morrisville, plus more than 20 counties across North Carolina. If your property is in the Triangle, we serve it.
Frequently Asked Questions
How long does a roof replacement take?
Most residential roofs are finished in one to two days. Larger homes, steep pitches, complex roof lines, or significant decking damage can extend that to three days or more. Commercial low-slope replacements depend on square footage and building access, and typically run from several days to a few weeks. We give you a realistic schedule with the estimate, not an optimistic one.
Can you replace a roof in cold or wet weather?
We work year round, but we don’t install in active rain or when the deck is wet, and some materials have temperature requirements for proper sealing and adhesion. We plan around the forecast and dry the roof in every single day, so your building is never left open overnight.
Do I have to leave during the replacement?
No. Roofing is loud and there’s vibration inside the house, so some people prefer to be out during the day, but it isn’t required. For commercial buildings, we schedule and stage the work so your business can keep operating. Tell us your constraints and we’ll build the schedule around them.
Will my homeowners insurance pay for a new roof?
If the roof failed because of a covered event like wind, hail, or a fallen tree, often yes. Age and normal wear are not covered events. The claim usually turns on documentation, which is where we help: photos, written damage assessment, and meeting your adjuster on the roof so everyone is evaluating the same conditions.
What warranty comes with a new roof?
You get two: a manufacturer warranty on the materials and our workmanship warranty on the installation. Manufacturer coverage varies by product and requires that the system be installed to spec, which is one more reason we follow the manufacturer’s details exactly. We go through both warranties with you at the final walkthrough.
Do you replace the decking too?
Only what needs it. We inspect the sheathing once the old roof is off and replace any board or sheet that’s rotted, soft, or delaminated. The per-sheet price is in your estimate before we start, and we show you the damaged material before it goes in the dumpster.
